Most garden rooms fall under permitted development — single storey, under 2.5m at the boundary, and not covering more than half your garden. We confirm this free during your survey. If your plot needs an application, we'll tell you upfront.

We book a four-week slot for every build once the groundworks are in. Most rooms are finished well inside that — the buffer is deliberate, so a delayed delivery, bad weather or an unexpected snag doesn't push your dates back. You'll get firm start and finish dates at survey, and we keep you posted as we go.

Usually yes. Ground screws handle slopes and awkward access well, and we work around boundaries and services. The survey is where we confirm the approach for your garden.

Every price includes full insulation, double glazing, an EPDM roof, a dry-lined and decorated interior, laminate flooring and the 10-year structural guarantee. Cladding upgrades, electrics/heating packs and your base type are the priced options in the calculator — nothing hidden.

A well-built, insulated garden room is generally viewed as adding useful, year-round space. We can't promise a figure — that's down to your property and market — but quality and finish matter, which is where we focus.

The structure — frame, walls, roof and floor — is guaranteed for 10 years from the date of installation against defects in workmanship or materials, including rot and corrosion. Doors, glazing, the EPDM roof membrane, electrical components and any heating or cooling units carry their manufacturers' own warranties, which we pass on to you in full. Workmanship and internal finishes are covered for 12 months. The guarantee assumes the building is reasonably maintained, and it transfers to a new owner if you sell the house — just let us know in writing.

A deposit to book, a stage payment when the base is complete, and the balance on handover. We'll set the exact terms out in writing before any work starts.
